Call to Order/ Roll call / Overview
Lum welcomed everyone and called the MACIA Board of Directors meeting to order at
8:30 a.m. Gates confirmed a quorum as present.
Approval of the November and December Minutes (Action)
MOTION: Ruth moved to delay the approval of the approve the November and
December MACIA Meeting Minutes to allow for previous minute notes to
be updated and to allow for a vote at the February MACIA meeting. The
November minutes will reflect the location of the changes on the corridor.
The December minutes will be updated to incorporate meeting notes

shared previously by Collins that weren't reflected in the updates. Motion
seconded by Nelson.
YEAS: Unanimous. Motion carried.
Approval of the 2022 Meeting Schedule (Action)
MOTION: Gillespie moved the approval of the draft 2022 Meeting Schedule. Collins
seconded. Attached separately.

Red Cedar Development Update
Christopher Stralkowski of Ferguson Development provided an overview of the various
projects occurring with the Red Cedar property on Michigan Avenue. The work is being
started for two hotels on the property. One hotel will be full service and the other will be
a select service property. They have been working on the last piece of the jobs that are
Michigan Avenue facing and area ahead of schedule with between 75 - 80% leased.
The projection is that the senior housing component will be completed by the end of the
second quarter. They have some ideas of making the property connect across Michigan
Avenue to make use of what Frandor has to offer. There is some consideration to adding
a pickle-ball court.
Updates from Charlie Krupka
Krupka shared there is much activity occurring with the fagade improvement. He is
facilitating a meeting on Wednesday, January 26t" with the architect and building
owners/tenants. The meeting is at 8:30 a.m.and Krupka invited any board members who
are interested, to join. Krupka anticipates about 10 building owners/tenants to be in
attendance. Jen from the Green Door is unable to attend and is the only one who had
a conflict with the time. But, Ken wants to pick the brains of the building owners/tenants
to to get a sense of what they envision. Once he has that, Ken will follow up with his
renderings. The idea is to get something that allows the properties to be unique, but to
also unify the block. The LEAP fagade grant closes on March 15t, so the earlier the
application is put in the better. The pre-app is due on or before March 1st. Krupka
confirmed that he will work on the application on behalf of the MACIA.

Public Comment
John Monberg, from MSU, shared details about a place making studio class he is
#eaching. He has three teams of three students that he wants to offer to work with the
MACIA. The students will use a design thinking approach and they want to be engaged
in projects that have short term goals the students may be able to help support. He is
interested in having MACIA board members address a his students to provide an
overview of the goals of the MACIA and how they might intersect with what the students
can help the MACIA accomplish. Monberg has his first meeting with the students on this
topic on February 3rd. He would like MACIA board members to give some ideas on what
they might share with him and his students, over the next week or so. There was lots of
discussion about possible ideas. Gillespie has some concrete ideas in mind and all
attending board members had some active discussion surrounding a variety of ideas.
